In The Pipeline

The historic Poths General Store served Franklin families for 40 years as the neighborhood emporium at the redevelopment site. Tailored brick by brick to elevate the town center with newfound urban energy and vintage-inspired local charm, the refined Poths General concept presents an original, bustling boutique scene to connect the community at this long iconic corner of the City.

A collection of retailers, restaurants, residences, amenities, and rotating activations designed to endure and evolve. A modern heirloom destination, the reimagined Poths General gathering place offers a wholly unique visitor and resident experience with balanced style and substance.

Poths General includes the assemblage of three existing parcels, including the Orchard View Shopping Center and two vacant parcels just east of the shopping center. In total, the redevelopment site measures roughly 25 acres.

Luxury Apartments

Poths General apartments are nestled in the heart of Franklin with unparalleled access to the City’s newest dining options and four-season recreation. Roughly 500 units ranging from studios to three-bedroom units offer Class A finishes and amenities, including quartz countertops, stainless steel appliances, and hard surface plank flooring. Units are contained in three to four story buildings with enclosed parking.

Public Square

The Poths General Public Square includes a variety of passive and programmed public amenities informed by the community of Franklin through a series of neighborhood meetings and discussions. Acres of open green space make room for summer farmers markets or winter holiday markets. An ice-skating rink creates a unique four-season destination in the winter and a summer splash pad delivers a highly desired family-oriented feature. A permanent food truck plaza offers a rotating variety of food purveyors bringing a new mix of dining options to the City of Franklin. A network of pedestrian walks tethers the site together, encouraging visitors to explore and experience this urban lifestyle community.

Restaurants, Retail & Boutique Hotel

20,000 square feet of commercial and retail space is located on the first floors of the apartment buildings and hotel. Discussions are on-going with high-quality restaurants, breweries, and coffee shops. Separate but related development partners will develop a 50-key, three-to-four-story boutique hotel.

Residential Amenities

A 6,000-square-foot clubhouse is positioned opposite the public square, creating a dynamic but permeable division of public and private zones. The clubhouse includes our leasing center and management offices, along with an expansive clubroom with a fully equipped kitchen and dining areas that open to ample patio space, an outdoor kitchen, and a private pool. A second-story rooftop deck overlooks the public green space and public amenities. The site contains resident dog parks and several thousand linear feet of walking trails.
